Buying a House - Tips and Advice

  • Do your homework on your preferred location, property style etc before you view properties so that you do not confuse your search.
  • When booking any viewings, chat to the agent about the property to make sure you have all the relevant information you need before seeing it. This will avoid looking at properties that may not be suitable.
  • Ideally arrange to view properties later in the day or at weekends to get a true idea of the location and neighbours.

  • Prepare a list of any questions ready for the viewing so that you don't forget anything. Writing notes on the details is also useful for reference.
  • Always book a second viewing on any property you may be interested in. Quite often a second viewing gives a different feeling.
  • If you are raising a mortgage, ensure you have gained an 'agreement in principle' before offering on a property as this will give both the agent and seller greater confidence in your situation.
  • Check with the agent what the sellers plans are so that you are clear on timescales.
  • Use a conveyancing solicitor that has been recommended to you so that you can be sure that the transaction is being dealt with by a professional you have confidence in. Avoid using recommendations from estate agents who may be receiving commission.
